History

'The Hydraulics' was the name of Buffalo’s original manufacturing district, which occupied this area from the 1820’s. The Hydraulics Lofts building at 500 Seneca was originally built in 1901, and served as the factory and offices for F.N. Burt Company, at one time the world’s largest manufacturer of paper boxes for products such as cigarettes and cosmetics. The storied history is incorporated into the Hydraulics Lofts’ design; featuring high ceilings, older wood-framed portions, large factory windows and exposed brick walls.”

What size are the apartments?

We have studios, 1 bedroom and 2 bedroom apartments in sizes ranging from 600 to 1,500 square feet.  

What are the rental rates?

Rates range from $1,050 – $1,250 for studios, $1,100 to $1,550 for one bedrooms and $1,400 to $2,350 for two bedrooms  

What’s in the neighborhood?

Hydraulics Lofts at 500 Seneca are less than half a mile from Larkin Square, but the neighborhood features a number of other Buffalo institutions, like DiTondo’s Tavern, Chef’s Restaurant, Marinaros Larkin Tavern, Hydraulic Hearth Restaurant & Brewery and Buffalo Brewing Company. Not to mention, we’re less than a mile from Lafayette Square.  

Are pets allowed?

Indeed! We have no restrictions on dog breeds or weight – all cat breeds too.  Animal Outfitters Doggy Daycare is on site as well (and offers pet concierge services for all residential tenants).  

Is it easy to get to?

You bet – we’re a quarter mile from the Hamburg Street exit off I-190 and walking distance to Larkinville.  

Is there smoking allowed in the building?

We are an entirely smoke free facility. Smoking is restricted to an area outside the building at the northwest corner.
